As I write this, the latest data is as of September 5, 2025, and it shows $46,403,939 in total delinquent property tax principal owed across 10,302 properties.<a href=\"file:\/\/\/Users\/johnsonjoh\/Dropbox\/Projects\/2025\/August\/highgrove-map\/delinquent-taxes\/postv1.html#fn1\"><sup>1<\/sup><\/a><\/p>\n\n\n\n<p>Of these delinquent taxes, 38% are owed by a residential landlord, 34% by an owner-occupier, and 28% by the owner of a non-residential property. Our website <a href=\"https:\/\/mkepropertyownership.com\/\">mkepropertyownership.com<\/a> links individual LLCs (and other owner names) based on shared business addresses. To be sure, the individual LLCs are legally distinct, and it\u2019s often impossible to conclusively prove they share the same beneficial ownership. Some of them own just a handful of apartment buildings (with large and unpaid tax bills). Others owe small tax bills for many single family rentals or duplexes.<\/p>\n\n\n\n<p>For example, the <a href=\"https:\/\/mkepropertyownership.com\/owner_groups\/HISTORIC%20GARFIELD%20APARTMENTS%20LLC%20etc%20Group\">Historic Garfield Apartments LLC etc Group<\/a> owes $548,008 in unpaid taxes for two large apartment buildings, one at 333 W State and the other at 758 N Broadway.<\/p>\n\n\n\n<p>The <a href=\"https:\/\/mkepropertyownership.com\/owner_groups\/251%20BRADLEY%20PLACE%20LLC%20etc%20Group\">251 Bradley Place LLC Group<\/a> owes $409,334 across 48 delinquent properties. The <a href=\"https:\/\/mkepropertyownership.com\/images\/networks\/251%20BRADLEY%20PLACE%20LLC%20etc%20Group.svg\">ownership structure<\/a> of this group is opaque, but many of the LLCs list a house owned by the <a href=\"https:\/\/www.jsonline.com\/story\/news\/2021\/02\/19\/milwaukee-officials-thought-they-ousted-notorious-landlord-hes-back\/6747426002\/\">notorious Milwaukee landlord Elijah Rashaed<\/a> as their principal office. Other properties are connected to a West Palm Beach property also evidently <a href=\"https:\/\/search.sunbiz.org\/Inquiry\/corporationsearch\/SearchResultDetail?inquirytype=EntityName&amp;directionType=Initial&amp;searchNameOrder=BWBPROPERTY%20L170000901890&amp;aggregateId=flal-l17000090189-0a08fcf9-d2c1-4ccd-b034-d53b96529101&amp;searchTerm=BW%20BOWLING%20PROPERTIES%20LP&amp;listNameOrder=BWBOYDSTON%20K341870\">owned by Rashaed<\/a>.<\/p>\n\n\n\n<p>Ownership of the <a href=\"file:\/\/\/Users\/johnsonjoh\/Dropbox\/Projects\/2025\/August\/highgrove-map\/delinquent-taxes\/RESIDENTIAL%20PROPERTIES%20RESOU%20etc%20Group\">RESIDENTIAL PROPERTIES RESOU etc Group<\/a> is more clear. This is the Highgrove Holdings portfolio, originally operating out of Torrance, California. Highgrove took down their website for investors earlier this year, but it is still visible on the <a href=\"https:\/\/web.archive.org\/web\/20250410063251\/https:\/\/www.highgroveholdings.com\/\">Internet Archive<\/a>. Properties owned by this web of LLCs collectively owe $301,560 in delinquent taxes.<\/p>\n\n\n\n<p>Like Highgrove, the <a href=\"https:\/\/mkepropertyownership.com\/owner_groups\/FOUNTAINHEAD%20CONTRACTING%20LLC%20etc%20Group\">Fountainhead Contracting LLC etc Group<\/a> also owns many duplexes and single family rentals. Across 73 delinquent properties, Fountainhead owes the city $239,829 in late taxes. (Perhaps it is unsurprising that a company presumably named in reference to Ayn Rand would be reluctant to pay its taxes.)
